I could not put it down because it is an easy read. The online property analyzer tool is very useful. I wish the software mentioned in the book was available; perhaps it will be in the future. As a retiree and Real Estate invester, I am looking to supplement my retirement fund. I feel I now have the knowledge, which makes me more powerful in approaching new opportunities that can be somewhat challenging for a novice investor/rehabber. I have learned that I do not have to do all the work myself. Work smarter, not harder. Real estate will always be a good way to make money. This book teaches you how to do everything and not miss the important details. I was looking for something that is easy to read and informative. Chock full of knowledge
I bought this and another highly reviewed book on flipping and this book was vastly superior. It contains a wealth of information about every phase of flipping a property, including detailed information on how to calculate quiet costs, good rules of thumb for rehab costs, and detailed lists of what is involved in a rehab and the correct order to undertake them in. They have obviously flipped a lot of houses and have condensed their experience into extremely helpful lists and formulas that anyone can benefit from. I could have done without the fictional storyline that accompanies each chapter, but since you can skip it without losing anything, I'm not docking their score.

Good reference, not very well written
First, I must say that this is so far the best book I have read on this subject. The authors seem to be very experienced and knowledgeable in the field of rehabbing homes. I am very pleased with what I got for $15 (or whatever I spent). I feel that with this book, I could successfully FLIP homes. My first primary home was a fixer upper, and I did pretty much all of the work myself. I turned a nice profit when I sold it, but I think that I could have done better had I known then what I know now. There was not a lot of information that was new to me, but the book did bring together a variety of related topics. Likewise, the authors presented a few smart systems for completing the project. The reason I gave this book only 4 stars is that I don't like the writing style of the authors. This book could have easily been 150 pages or less. The font was a little big, and there was WAY too much worthless text, random anecdotes, and stupid analogies. One page in particular was about Punxsutawney Phil...it wasn't until the third or fourth paragraph that the author crafted some way of connecting that to flipping houses. Overall an excellent book worth every penny (the authors need to stick to flipping houses though). I wish I could get my friend who has recently jumped headlong into rehabbing houses to read this book...

Good book!
Good book for those wanting to get into real estate investing!

I dont think you will go wrong with this book
I thought this book was very informative and flows very nicely from beginning to end. The authors offer many suggestions on what to look for or what to do as far as finding, choosing, and flipping a house. They go through the entire process from beginning to end following a flow chart that they have created. Sure most of it is common sense, but it is all layed out here for you in a way that can help prevent you from missing a step which of course could cost you allot of money in the long run. Definitely one of the better books I have read on flipping houses, it may not be the best book out there , but it is the best I have read.

It's written from an accountants point of view
I used to be in charge of a large body corporate, so I used to frequently see similar properties for sale in various states. It was my observation that the short term fluctuations in the price of a property had more bearing on the price then the level of its state. Improving the state only contributed a minor part of its value. Real estate value is based on location, location and location. My conclusion was if you were going to flip, you really need to count your pennies because the flip is going to add little to the price. Perhaps this is why this book lacking in details on how to do the job and concentrating on the economics of flipping houses. If you are thinking of flipping, I would suggest that you do work though the books examples, it does not take much as the writer points out for one mistake to cost heaps. One tip I do suggest to anyone doing a flip, is doing as much as the job yourself because it is labor where most people doing the flip make most of their profit.

A Must Have Resource!
I am reviewing this book as someone who has flipped a few properties over the last several years. I have had (3) minor successes and (1) big flop, learing various lessons along the way. I found this book to be a comprehensive and enlightining read! I wish I had this book years ago (I believe I would have done much better). The authors have covered every area of the flip including the pitfalls that turn a flip into a flop! There are several things that make this book a must have resource: the detailed step-by-step construction plan (doing projects out of order can kill your margin), the book also provides a comprehensive cost analysis (including several things that most investors miss). These numbers are presented in an an easy to compute formula that, in the end, tell you exactly what to offer for the propery on the front-end of the deal. This is truly a must have book if you are interested in flipping!
